Visiting matters more than either. In a district this large, school culture varies more than the numbers suggest.
A common pattern in the district: use the assigned elementary, apply to magnets for middle, and reassess for high school. Another is committing to a language immersion or IB pathway early and following it through.
The practical constraint in NoDa is transportation. Magnet placement across the county can mean a commute that changes daily logistics considerably.

A boundary process can shift which school a specific address feeds even if nothing about the house or the neighborhood has changed. Families who plan multiple years ahead — buying with a specific elementary or high school in mind — should recheck the CMS locator periodically rather than assuming the assignment they saw at closing will hold for the child's entire school career.
Streets near an active school building see predictable surges at drop-off and pickup, plus occasional event traffic for evening or weekend programs. In a neighborhood of narrow mill-village streets, this can mean tighter on-street parking and slower through-traffic during those windows, even if the same block is quiet the rest of the day.
If a specific block's daily rhythm matters to a purchase or lease decision, visit at drop-off and pickup times in addition to evenings and weekends. This is a more reliable way to understand a street's real traffic pattern than relying on general neighborhood reputation.
